Please note this calculator can only give you an indication of the amount of CIL that might be payable on a project, given the parameters you supply. It is not intended as a final representation of your total liability, and does not constitute legal advice.
As your application progresses, you will be issued with a Liability Notice and Demand Notice, which will contain the final breakdown of CIL owed on a development. The amount set out in the Liability Notice and Demand Notice is the binding amount that you will need to pay.

You should not rely on the calculator to make decisions which depend on the amount of CIL liability.

1. Find which CIL charging zone your site is in by either:

   (a) Clicking 'Lookup Address' and searching for your site; or

   (b) Clicking 'CIL Zone Map' and using the map to locate your site and then select the CIL Zone from the dropdown menu

2. Enter the likely date in which planning permission will be granted.

3. Enter the total amount of demolition* (if any).

4. Click 'Add Use' to enter the proposed floorspace for each use separately.

   (a) Input the proposed floorspace for a particular use in the 'Gross Area' box.

   (b) If there is any floorspace in existing use* that is to be retained and will form part of the proposed area that is being added, regardless of the previous use, insert this figure in the 'Retained Area' box.

   (c) Using the dropdown menu for 'Select CIL Rate', select the appropriate CIL rate for both 'Mayoral CIL' and 'Lambeth CIL'.

   (d) If mandatory social housing relief is being applied for in a residential development, add the total floorspace of the proposed affordable units for which social housing relief will be applied for in both the Mayoral CIL and Lambeth CIL sections. If there is any qualifying retained floorspace that will form part of the proposed affordable units, enter this amount under 'SH Existing Use'.

   (e) Social housing relief for qualifying communal development is included in the calculation. Communal development that qualifies for social housing relief relate only to those communal areas that will benefit two or more affordable units. Social housing relief will be calculated on the basis of the proportion of affordable units over the rest of the residential development that relate to non-affordable market housing units. To calculate the social housing relief for qualifying communal development, please click Add Communal Area and enter the GIA floorspace of the communal areas that will benefit more than one affordable dwelling.

5. Repeat steps 4 (a-c) for all uses that will be included in the planning application.

6. Once all of the floorspace details have been entered, you can see the breakdown of Mayoral CIL and Lambeth CIL as well as the combined totals and total floorspace details.

* To get credit for existing floorspace to be retained and/or demolished it must have been in lawful use for a continuous period of 6 months out of the 3 years prior to the time when the planning permission first permits the development (for all planning applications except phased and outline applications this is the date the planning application was granted permission. For phased applications this is when the final approval is given under any pre-commencement condition for that phase. For outline permissions this is on the day of final approval of the last reserved matter associated with that phase).
